Warner Center Senior Housing Project Receives Approvals

The development will add well over 500 senior housing units on a 60-acre site in Warner Center

The Los Angeles planning department has given approvals to plans by Spieker Senior Development Partners for several hundred senior housing units on a nearly 60-acre site in Warner Center, according to a planning case report posted by the city this week.

A Bay Area-based retirement community developer, Spieker first submitted plans for the project, which will rise at 5500 Canoga Ave., in 2018, calling for 566 independent living units and 129 guest rooms along with restaurant and retail space. As of earlier this year, the company had proposed revised plans of 498 independent living units and 91 assisted living units built over four phases.

Along with fewer senior housing units, Spieker’s revisions include a smaller medical office tower than was previously planned at the project site, which is bordered by Canoga Avenue to the west, Burbank Boulevard to the north, and the Kaiser Permanente Woodland Hills Medical Center to the east. In February, the developer presented plans for a 26-story, roughly 760,000-square-foot commercial tower rather than the 34-story, 803,000-square-foot building planned earlier.

In all, the project will also include retail and restaurant uses, amenities such as a pool and fitness building, and a medical healthcare center across approximately 2.2 million square feet of floor area.
