The proposed West Los Angeles project is being led by Kamran Tavakoli and would replace a 3,760-square-foot retail property at 1951 – 1957 Westwood Boulevard. Plans call for an approximately 67-foot-tall, 16,500-square-foot development designed by project architect California Development and Design.

On Wednesday, the neighborhood committee will review a presentation about the project plans, following up with a discussion and possible vote.

The developer is seeking Tier-3 project incentives through the city’s transit-oriented communities program, including a 12-unit, or roughly 70-percent, density bonus and a two-story height increase. Tavakoli would reserve three units for extremely low-income households in accordance with the TOC program, plans show.

In all, the apartment community would hold 15 studio units, 13 one-bedrooms, and one three-bedroom. It would also provide more than 3,000 square feet of open space, 27 automobile parking spaces, and space for 35 bicycles.
