The Los Angeles Planning Commission on Thursday will review appealed approvals of plans for a six-story, 18-unit project in Westwood named the Ohio Apartments, according to its meeting agenda. Plans call for the project to replace an eight-unit apartment building at 10939 – 10949 Ohio Ave.
The applicant behind the project is developer Brennen Hakimian Holdings, while the existing property owner is a company formed by Steve Bram, co-founder of real estate capital markets company George Smith Partners.
In February, the city planning department gave approvals for the project, including transit-oriented communities incentives such as a 25-percent open-space reduction, that were subsequently appealed by Vojin Hadzi-Pavlovic, an abutting property owner. According to an appeal report, planning staff recommend commissioners deny the appeal, which contends that the multifamily project will decrease neighboring property values and create too much noise.
If moved forward by the planning commission, the project will rise about 65 feet and hold three studios, three one-bedrooms, two two-bedrooms, one four-bedroom, and nine five-bedroom units over two levels of subterranean parking with 16 stalls.
Per TOC incentives, it would set aside one unit for an extremely low-income household and two units for very low-income households.
The project architect is listed as Warren Techentin Architecture, with KSA Design Studio shown in plans as the landscape architect.
Los Angeles County property records show the current owner of the site bought the property for $3.8 million in late 2019.
