132-Unit, Five-Story Mixed-Use Project Pitched For Sylmar

Project applicant and property owner Daniel Wishard has submitted plans to construct a 132-unit, five-story mixed-use project in the Sylmar neighborhood, according to a case filed with the Los Angeles planning department on Friday.

Named Foothill Apartments in planning documents, the project would demolish two single-family residences for the development of a new 94,930-square-foot building with 1,337 square feet of commercial space at 14971 Foothill Blvd. The project applicant is seeking a 65-percent density bonus for the apartments, which would set aside 19 units, or just over 14 percent of the total, for very low-income households.

The Foothill Apartments complex would offer 16 studios, 104 one-bedrooms, and 12 two-bedrooms, according to its planning set documents. Along with 143 parking spaces in basement and at-grade parking levels, it would also offer an amenity package including roof gardens, fire pits and barbecues, and courtyards.

The architect and project represented is listed as LA-based firm Archeon Group, while Wishard is tied to landscaping and construction company California Creations, which has been based at one of the project site’s properties.
