A developer has plans to replace a trio of commercial buildings near the intersection of Western Avenue and West Olympic Boulevard with a seven-story, 153-unit mixed-use apartment project, according to plans filed with the city of Los Angeles this month.

The proposed Koreatown development would take shape just north of West Olympic Boulevard’s stretch between South Gramercy Drive and St Andrews Place, holding a mix of mostly one-bedroom apartments. A non-operating restaurant building, auto body shop, and nursery would be demolished to make way for the planned project.
The development plans are being proposed by Dong Chul Shin of Bando Dela 2 LLC, which owns the western portion of the roughly 51,000-square-foot development site. Phillip Chun of 3355 Enterprise LLC, which owns the eastern portion, is also involved, plans show.
The development team is seeking Tier-3 project approvals under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density bonus and a 22-foot height increase to allow a maximum height of 67 feet. It would reserve 16 apartments for extremely low-income households in accordance with the TOC program, plans show.
Designs are being led by project architect Andmore Partners, with landscape architect NVD Studio also involved.
Referred to as The Bora in planning documents, the proposed development would hold 104 one-bedrooms, 48 two-bedrooms, and one three-bedroom. It would also include about 5,000 square feet of ground-floor commercial space, along with residential amenities such as a pool, a roof deck, and a 4,300-square-foot podium deck, among other features.
The planned development would provide 219 automobile parking spaces, including in a two-level subterranean parking garage. It would also hold space for 105 bicycles.
