156 Apartments Planned In Montebello

An owner of multiple parcels on both sides of North Poplar Avenue in the city of Montebello has plans to develop 156 apartments in a pair of mid-rise multifamily buildings, according to a mitigated negative declaration environmental report posted by the city.

Plans show that the project is being led by Mark Magna, president of Magna & Magna, and that the two buildings would rise at 116 – 136 North Poplar Avenue and 129 – 133 North Poplar Avenue. At the first of those two sites, the developer’s proposal calls a four-story, 140-unit apartment building to replace several single-family and multifamily structures totaling 37 units. For the western side of North Poplar Avenue, plans call for a pair of single-family homes at 129 and 133 North Poplar to be replaced by a 16-unit, three-story apartment building.

The environmental report shows that the larger of the two buildings would take 21 months to construct, while the smaller building would rise on a 12-month construction timeline. Designs for both communities are being led by GA Engineering.

The four-story community would hold one studio apartment, 54 one-bedrooms, 71 two-bedrooms, and 14 three-bedrooms, with 30 units reserved for lower-income households, plans show. The project would also provide 31,360 square feet of open space – including amenities such as a courtyard, swimming pool, gym, and children’s play area – along with 298 parking spaces in a two-level subterranean parking garage.

The three-story community would contain four one-bedrooms, 10 two-bedrooms, and two three-bedrooms, with two apartments set aside for lower-income households. It would provide 30 first-floor parking spaces and 3,650 square feet of open space, plans show.
