28-Unit Hollywood Hills Project Moves Forward

The Los Angeles planning department has given approvals to plans for a six-story, 28-unit project in the Hollywood Hills neighborhood, according to a determination letter filed last month by the city.

The owner and applicant behind the project is Erwin One LLC, a company state business filings show as being managed by Dariush Hosseini. Also involved in the development is project representative Heather Lee of commercial real estate company Ketter & Associates.

The project will replace two single-family homes at 6555 – 6561 Franklin Avenue and hold eight studios, four one-bedrooms, and 16 two-bedrooms, plans show. It will also contain about 2,000 square feet of open space, including a roof deck, as well as 1,300 square feet of private open space.

The city approved the development team’s request for Tier-3 project incentives under the city’s transit-oriented communities program, including a 70-percent density bonus and 20-foot height increase to almost 66 feet. As a result, the project owner will set aside three units for extremely low-income households.

The development was first proposed last year.

The project will provide 17 automobile parking spaces and 31 bicycle stalls between one at-grade level and one underground level of parking.

The two properties making up the project site were acquired by Erwin One LLC for about $2.8 million, according to separate transactions recorded with Los Angeles County in 2019.
