38-Unit Mar Vista Project To Go Before Community Council

The project will go before the council's PLUM Committee following planning department approvals

The Mar Vista Community Council‘s Planning & Land Use Management Committee Tuesday night will review a proposed five-story, 38-unit multifamily project designed for 11961 Venice Blvd., according to its meeting agenda. The project applicant and owner is shown as Augusto Rojas, who owns the surgical practice currently occupying a medical office building at the project site.

Under the project plans, that 3,795-square-foot building will be demolished to make way for a new 29,221-square-foot residential building with seven studios, 26 one-bedrooms, and five two-bedrooms. Plans call for a 35-percent density bonus and for five units to be set aside for households at very low incomes.

Located near the intersection of Venice Boulevard and Inglewood Boulevard, the project, which would rise 57 feet, has already secured approvals from the city planning department. A subsequent appeal of that decision filed late last year by several neighboring property owners was then denied by the city’s planning commission.

Along with Rojas, others involved in the project include project architect Ashkan Afshari and project representative Nicole Smith of entitlement consulting firm Horizon Development + Entitlement.

Amenities at 11961 Venice Blvd. would include a dog walk, clubhouse, 2,250-square-foot roof-top community space, and a landscaped central courtyard.
