A developer has plans for a five-story, 48-unit apartment project to rise at the northeastern corner of the intersection of West Slauson Avenue and South St Andrews Place, according to a planning case posted this month by the city of Los Angeles.

The project is being led by applicant and owner Farzad Essapour of Luxurious Properties LLC, who is calling for an approximately 64-foot-tall, 34,000-square-foot apartment building at 1885 W. Slauson Ave. Designed by Van Nuys-based Maly Architects, the proposed development would feature five levels of apartments over one underground parking garage and would replace a vacant lot and 1,675-square-foot commercial building.

The developer is seeking multiple transit-oriented communities program incentives for the Chesterfield Square project, including a 17-unit density bonus. Five units would be reserved for extremely low-income households, per the TOC program, plans show.

Plans call for 14 studio apartments ranging in size from 344 to 515 square feet, 23 one-bedrooms ranging from 500 to 640 square feet, and 11 two-bedrooms ranging from 700 to 887 square feet.

The apartment community would also offer 3,860 square feet of common open space, including a roof deck, as well as 24 automobile parking spaces and space for 50 bicycles, according to planning documents.

The project is being proposed for about a mile north of 6901 – 6931 S. Western Ave., where Haroni Investments LLC has plans for an 88-unit apartment development in Chesterfield Square.
