A developer filed plans this month for a six-story, 15-unit apartment project to replace four units on Mitchell Avenue in the Mar Vista neighborhood, according to a new planning case posted by the city of Los Angeles.
The applicant behind the proposed development is Michael Librush of general contractor MDM Builders Group. Plans call for an approximately 68-foot-tall, 19,000-square-foot apartment building to replace a single-family home and triplex at 12735 – 12737 Mitchell Ave.
The four-unit project site was acquired in June by a company registered at the address of MDM Builders for $2.2 million, according to state business filings and county property records.
The development team is requesting an approximately 23-foot height increase (to the planned maximum of about 68 feet) to allow for an additional six apartments (for the planned 15 units), among other approvals, plans show. It would set aside three units for very low-income households.
“Without the additional units permitted by the corresponding height increase, the marginal cost of constructing and operating the 3 Very Low Income affordable units would increase, precluding the project’s financial feasibility,” the development team writes in application documents.
Designs for 12735 – 12737 Mitchell Ave. are being led by El Segundo-based architecture firm Breakform Design.
The project would feature 14 two-bedroom apartments ranging in size from 923 to 1,348 square feet and one 515-square-foot studio unit.
Plans also call for amenities including 1,188 square feet of common rooftop space.
The project would provide 15 at-grade parking spaces and space for 48 bicycles, plans show.
