The Los Angeles planning department has given approvals to plans for a five-story, 20-unit Beverly Grove apartment development just north of Beverly Boulevard, according to a determination letter posted by the city this month.

The proposed project is being led by applicant and owner West Beverly Associates LLC, an affiliate of Beverly Hills-based real estate investment banking firm Continental Real Estate Services, and it will take shape at 350 North Hayworth Avenue, replacing a four-unit multifamily structure, plans show.
Designs by project architect Jay Vanos Architects show plans for an approximately 17,000-square-foot, 70-foot-tall building holding 16 one-bedrooms ranging in size from about 460 to 660 square feet and four two-bedrooms at about 950 square feet each.
Approvals given this month allow for Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a one-unit density bonus and a 25-percent reduction in required open space. The developer will set aside two units for extremely low-income households and one unit for a low-income household in accordance with the TOC program, according to planning documents.
The project will provide 10 at-grade automobile parking spaces and 22 bicycle spaces.
Plans also call for just more than 2,000 square feet of open space, including two roof decks and private balconies.
Designs also involve landscape architect Susan McEowen.
The project applicant acquired the development site in 2018 for about $2.5 million, according to Los Angeles County property records.
