La Cienega Site Eyed For 290-Unit Mixed-Use Apartment Tower

Developer Carmel Partners has plans for a 28-story, 290-unit mixed-use apartment project to rise along La Cienega Boulevard’s stretch in the Carthay neighborhood, according to plans filed with the city of Los Angeles last month.

The proposed, approximately 332-foot-tall, 300,000-square-foot development would take shape on currently vacant land at 1022 – 1066 S. La Cienega Boulevard, about a half-mile south of the under-construction Wilshire / La Cienega Metro station. An affiliate of Carmel Partners acquired the five-parcel site last year for about $48 million, according to planning documents and county property records.

The developer is seeking Tier-3 project approvals under the city’s Transit Oriented Communities Incentive Program, including a 90-unit density bonus to allow for the planned total unit count of 290 apartments. In accordance with the TOC program, it would reserve 29 apartments for extremely low-income households, plans show.

In all, the project would contain 36 studio apartments, 158 one-bedrooms, and 96 two-bedrooms, along with 7,500 square feet of ground-floor retail space and about 52,000 square feet of common open space. Planned amenities include a fourth-level podium deck with more than 34,000 square feet of open space featuring co-working spaces, a pool, and outdoor fitness areas, among other features. Also planned is a sky deck.

Designs are being steered by Solomon Cordwell Buenz and Rios, planning documents indicate.

The project would provide 426 automobile parking spaces across four levels of parking below and above grade, along with space for 184 bicycles.
