Developer Plans 88-Unit Project In Chesterfield Square

The South Los Angeles project would include nine units for extremely low-income households

A developer has plans to replace three buildings in the Chesterfield Square neighborhood just west of South Western Avenue with a five-story, 88-unit apartment project, according to a planning case posted this month by the city of Los Angeles.

The South Los Angeles project is being led by Haroni Investments LLC and would rise at 6901 – 6931 S. Western Ave. The three-parcel, roughly half-acre project site holds a pair of commercial buildings and a single-family dwelling, each of which would be demolished to make way for the project if approved. The existing property was acquired by Haroni Investments in 2019 for just under $2 million, according to county property records.

The developer is seeking Tier-3 transit-oriented communities incentives for the proposed project, including an approximately 38-percent density bonus and a two-story height increase, plans show. It would reserve nine apartments for extremely low-income households.

The roughly 69,000-square-foot, 60-foot-tall apartment development would hold 88 one-bedroom units, according to planning documents. It would also contain 4,200 square feet of common open space including a courtyard with seating areas and a recreation room.

The project would provide 44 automobile parking spaces at the ground level, as well as space for 77 bicycles.

Designs for the Chesterfield Square project are being led by project architect John Kaliski Architects and landscape architect Courtland Studio.
