[Renderings] 93-Unit Westlake Project Planned To Replace Commercial Property

The owner of a 23,000-square-foot commercial property in the Historic Filipinotown area of Westlake has plans to replace it with a five-story, 93-unit apartment project, according to plans filed with the city of Los Angeles this month.

The applicant and owner behind the proposed project is an affiliate of Axiom Real Estate Investments, which intends to develop a 117,489-square-foot, 56-foot-tall building at 1925 W. Temple Street holding 21 studio apartments, 53 one-bedrooms, and 19 two-bedrooms. The apartment community would replace a mixed-use commercial building at the site built in 1988.

The developer is seeking Tier-1 project incentives under the city’s Transit Oriented Communities Incentive Program, including an 11-foot height increase to the planned maximum height of 56 feet, as well as a seven-unit density bonus. The development would include eight apartments reserved for extremely low-income households, plans show.

Also involved in the development proposal is project representative Gary Benjamin of Alchemy Planning + Land Use, according to application documents.

The project would provide 77 automobile parking spaces and space for 88 bicycles.

Plans also call for about 10,000 square feet of open space, including 2,507 square feet of roof deck areas, a 2,000-square-foot courtyard, and 2,750 square feet of private balconies and patios, plans show.
