Developer Plans Mid-City Apartment Project

The new owner of a triplex property in Mid-City has plans to redevelop it with a five-story, 17-unit apartment building, according to plans filed with the city of Los Angeles this week.

The proposed development is being led by Grace Kwok of Crane Canyon LLC, an entity registered at the address of Arcadia-based Sunny Construction & Development Corp., and it would rise at 2100 Crenshaw Boulevard to hold 17 two-bedroom apartments over one level of underground parking.

The existing property was acquired by the project applicant in October for $1.16 million, according to Los Angeles County property records.

The developer is seeking Tier-3 project incentives through the city’s Transit Oriented Communities Incentive Program, including a seven-unit, or 70-percent, density bonus, and an approximately 10-foot increase in height to about 55 feet, plans show. Three units would be reserved for extremely low-income households in accordance with the TOC program.

The approximately 20,000-square-foot project would also provide about 1,600 square feet of common open space, 15 automobile parking spaces, and 21 bicycle spaces.

Designs are being led by project architect PDS Studio.
