Micro-Housing Developer Pitches Eight-Story Project For Koreatown

Seattle-based micro-housing developer Housing Diversity Corporation has plans for an eight-story, 92-unit community to replace a two-story commercial building in Koreatown, according to a new planning case posted by the city of Los Angeles this month.

The 102-foot-tall building would rise at 603 S. Mariposa Avenue and hold exclusively studio apartments, plans show. Working with project architect Steinberg Hart and construction company STS Construction Services, HDC is seeking Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including an 80-percent density bonus. It would include 11 units for extremely low-income households, per the TOC program, plans show.

HDC is the developer behind multiple micro-housing projects in the city, which are characterized by the presence of studio apartments usually no bigger than 400 square feet each. The Seattle-based company received approvals last month for a 227-unit project in Downtown Los Angeles.

For its Koreatown project, plans also call for almost 7,000 square feet of open space, including a roughly 1,800-square-foot outdoor sky deck.

The community would provide seven automobile parking spaces and space for 70 bicycles, plans show.

HDC acquired the project site, which is just southwest of the intersection of West 6th Street and South Mariposa Avenue, through an affiliate for about $4.2 million earlier this year, according to Los Angeles County property records.
