Nevin Self-Storage Project Receives Approvals

After first being filed in the spring, plans for a self-storage project in the Nevin neighborhood have received approvals, according to a determination letter posted by the city of Los Angeles this month.

The project will replace a parking lot and small office building at 1785 E. Vernon Ave. and is being led by Palatine Capital Partners, an East Coast-based real estate investment company. The South Los Angeles project will rise four stories and amount to about 73,000 square feet.

Approvals given this month include a 14-foot height increase to 51 feet, a 20-percent reduction in parking to 18 spaces, and conditional use authorization to allow the storage of household goods in the M2 zone within 500 feet of a residential use, according to the determination letter.

First filing plans for the project in March, project representatives presented it in a public hearing on September 1, with no members of the public providing testimony during the hearing.

Palatine Capital Partners, which is in escrow to purchase the project site through an affiliate, is joined by project architect KSP Studio, landscape architect Emerald Design, and project representatives Ed Casey and Kathleen Hill of Alston & Bird.

Vehicular entry and exit for the self-storage project will occur off of Vernon Avenue to the south. The project will also provide space for 60 bicycles, plans show.
