Palms Neighborhood Council To Review 109-Unit Apartment Plans

The Palms Neighborhood Council‘s planning committee Wednesday evening will review plans by Wiseman Residential for a seven-story, 109-unit mixed-use apartment project on Ventura Boulevard, according to its meeting agenda for this week.

The neighborhood group will discuss a pair of letters it has drafted for Los Angeles City Councilman Paul Koretz in which it expresses “serious concerns about this project that require action.” One cited cause for concern is the California Environmental Quality Act exemption requested for the proposed project by the development team, which the neighborhood council argues is unjustified given the site’s use for an auto repair shop and gas station.

If it is eventually approved by the city, the new project will rise at the southeastern corner of Venice Boulevard and Overland Avenue, replacing existing commercial uses and four residential units.

Designed by Glendale-based Uriu & Associates, plans call for 51 one-bedrooms, 44 two-bedrooms, and 14 three-bedroom apartments along with 3,318 square feet of ground-floor commercial space. Wiseman would reserve 11 apartments for extremely low-income households.

The new development would also provide about 10,000 square feet of open space, including 1,885 square feet of third-floor courtyard space, a 1,285-square-foot pool area, a 615-square-foot recreation room, and a roughly 3,600-square-foot rooftop garden, among other features.

The project would provide parking for 137 automobiles and 114 bicycles.
