Planned 54-Unit Mid-City Apartment Project To Go To Planning Commission

The Los Angeles Planning Commission on Thursday will vote on a proposal for a six-story, 54-unit mixed-use apartment project planned for the northeastern corner of the intersection of Washington Boulevard and La Brea Avenue, its meeting agenda shows.

The Mid-City project is being led by Studio City-based real estate developer The Ketter Group through 4927 Washington LLC, which acquired the project site – a vacant, roughly 13,500-square-foot parcel – for about $2.2 million in 2017, according to county property records.

The developer is requesting approvals that include a conditional use permit for a 57.5-percent increase in density in lieu of the 34 units otherwise allowed.

If approved, the community will offer 13 studio apartments ranging in size from 340 to 400 square feet, 26 one-bedrooms ranging from 443 to 624 square feet, and 15 two-bedrooms ranging from 850 to 976 square feet, plans show. Along with about 3,100 square feet of ground-floor retail space, plans call for setting aside seven units for very low-income households.

Retail space would be accessible to pedestrians through three entrances along Washington Boulevard, while the project’s 54 parking spaces would be accessed from an alley to the north of the site. The project would also offer 141 bicycle spaces.

Plans also call for almost 6,000 square feet of common open space, including amenities such as a recreation room, central open-air courtyard, and a rooftop deck.
