Jamison Properties has plans to develop a seven-story, 127-unit mixed-use apartment building in Wilshire Center, according to a planning case posted by the city of Los Angeles this month.

The project would take shape at 626 S. Kingsley Drive, less than a quarter of a mile northwest of the Wilshire / Normandie Metro station. A demolition permit for a two-story office building at the 14,264-square-foot project site was issued in June, city records show.
“The 7-story project appropriately serves as a transition from the low and mid-rise institutional and commercial along Kingsley and 6th Street to the north, to the more varied uses in mid and high-rise buildings to the south along Wilshire,” a project narrative in application documents reads.
The real estate development arm of the Jamison organization, Jamison Properties is seeking Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 55-unit, or roughly 80-percent, density bonus and a three-story height increase. It would reserve 14 apartments for extremely low-income households, per the TOC program, planning documents show.
The project “is designed with mostly studio units to maximize entry level apartments in a highly desirable neighborhood,” the project narrative reads. The apartment community would contain 108 studios and 19 one-bedrooms, according to planning documents.
Designs call for six levels of apartments above a ground floor with residential amenities and 350 square feet of commercial space, as well as a two-level subterranean parking garage with space for 48 vehicles and 90 bicycles. Planned amenities include a business center, club room, fitness center, and rooftop common area.
