West Adams-Area Mixed-Use Plans Moved Step Forward

A new environmental assessment for the development plans lists an anticipated construction timeline finishing in 2025

The Los Angeles planning department has released a draft Sustainable Communities Environmental Assessment for plans to develop a two-building, 260-unit mixed-use project in the West Adams area, according to a posting this month.

The development proposal is being led by Australia-based real estate development and construction company Lendlease, with plans calling for an approximately 461,000-square-foot project at a 3.59-acre site at the southwestern corner of the intersection of West Jefferson and South La Cienega Boulevards, just south of the La Cienega / Jefferson Metro station. It would consist of a 13-story apartment building on the western portion of the project site and a six-story, 230,412-square-foot office and retail building to the east.

Acquired in 2020 by Lendlease in a joint venture with Aware Super for $92 million, the site currently holds nine single-story masonry structures serving as a self-storage facility, which would be demolished under project plans.

This month’s environmental report lists an anticipated construction timeline of about 31 months finishing in mid-2025. The proposed schedule would entail Lendlease securing planning approvals this year and starting demolition work next January, with building construction beginning in February of 2024, according to the report. The city is receiving comments on the SCEA until February 22, 2022.

Lendlease said last year that it expects the proposed project will have a value of $600 million upon completion.

Designs for the proposal are being led by project architect SHoP Architects and landscape architect RELM.

Plans also call for 785 automobile parking spaces, most of which would be in a two-level underground parking garage, and space for 145 bicycles.
