Seven-Story Apartment Building Planned Near Beverly Boulevard And Western Avenue

A developer has submitted plans for a 30-unit, seven-story apartment building at 203 N. Oxford Ave., just southeast of the intersection of Beverly Boulevard and Western Avenue, according to a planning case posted by the city of Los Angeles this week.

The owner and applicant behind the project is listed as 203 N Oxford LLC, a company managed by FEI Enterprises President Gabriel Fedida, according to state business filings. The new project would replace a single-family dwelling at the roughly 7,200-square-foot project site with an approximately 33,000-square-foot building holding 24 one-bedroom apartments and six two-bedrooms.

The developer is seeking Tier-3 project incentives under the city’s transit-oriented communities program, including a nearly 70-percent density bonus, 25-percent open space reduction, and reduced required parking minimum to half a space per unit. The company would provide three below-market-rate units in accordance with the TOC program, plans show.

Also involved in the proposed plans is project architect KSK Design.

The new development would provide 16 automobile parking spaces between one ground level and one underground level of parking, along with 33 bicycle spaces.

Plans also call for about 2,100 square feet of common open space, including a rooftop common area.
