Seven-Story Koreatown Project Gets Thumbs Up From City

The Los Angeles planning department has given approvals for the construction of a seven-story, 23-unit apartment project at 936 S. Mariposa Ave. in the Koreatown neighborhood, a letter of determination filed by the city last week shows. The project is being led by property owners Boris and Roya Pouldar, according to the filing.

The residential development will rise to a maximum height of about 68 feet near the northwestern corner of San Marino Street and South Mariposa Avenue and hold one studio, 20 one-bedrooms, and two two-bedrooms, according to project application materials on file with the city.

The multifamily project will move forward with Tier-3 project approvals under the city’s transit-oriented communities program, including a 70-percent increase in density on top of 18 base units allowed, as well as 30-percent yard setback reductions. As a result, the developer will set aside three units for extremely low-income households.

Designed by Van Nuys-based firm Maly Architects, the development will also offer about 1,800 square feet of open space, including a 750-square-foot roof deck and 1,050 square feet of private balconies. It will also provide 17 automobile parking spaces and 23 long-term bike spaces in an underground parking garage, plans show.
