A developer has plans for a six-story, 26-unit apartment project to replace a pair of small multifamily buildings near the southwestern edges of Westwood, according to plans filed with the city of Los Angeles last month.

Named Westwood West, the proposed development would rise at 1505 – 1515 Veteran Avenue and is being led by project applicant Brennen Hakimian Holdings in conjunction with site owner BHB Westwood Apts LLC, an affiliate of real estate capital advisory firm George Smith Partners, plans show. The project would replace a pair of multifamily buildings combining to total nine units at the approximately 17,000-square-foot development site.

Designs for the proposal are being led by project architect Warren Techentin Architecture and landscape architect LRM.

The development team is seeking Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density bonus, a 25-percent reduction in required open space, and a 22-foot height increase to 67 feet. It would set rent levels for four apartments at below market rate in accordance with the TOC program, according to application documents.

Plans call for four one-bedrooms, three two-bedrooms, two four-bedrooms, two five-bedrooms, and 15 six-bedrooms. Ones would range in size from 439 to 511 square feet, twos from 908 to 1,095 square feet, fours from 1,348 to 1,496 square feet, fives from 1,639 to 1,716 square feet, and sixes from 1,716 to 1,894 square feet.

The development would include one level of underground parking and provide space for 39 automobiles and 30 bicycles.

Plans also call for 3,900 square feet of open space, including amenities such as a gym, a bowling and game room, remote work space, a pool and spa, a fireplace lounge, a rooftop barbecue area, and a second-floor clubhouse.
