Wilshire Park Plans Head To Neighborhood Council

The Greater Wilshire Neighborhood Council Land Use Committee on Tuesday will review plans for a four-story, 17-unit apartment project in the Wilshire Park area, according to the neighborhood group’s agenda this week.

First proposed earlier this year, the project is being led by an affiliate of Los Angeles-based real estate company Betula Lenta, which is working with project architect The Code Solution on designs. It would rise in place of a single-family home at 810 S. Wilton Pl. and hold nine studio apartments, four one-bedrooms and one-bedrooms with lofts, and four two-bedrooms over two levels of parking with 17 stalls, plans show.

Betula Lenta is seeking Tier-3 project incentives as part of the city’s Transit Oriented Communities Incentive Program such as an eight-unit density bonus and 11-foot height increase to a maximum height of 56 feet. The developer would provide three units for very low-income households, per the TOC program, plans show.

The community would also include about 2,000 square feet of open space including roughly 1,300 square feet of common area roof deck space. Plans also call for 19 bicycle spaces.

Studio apartments would range from about 360 to 430 square feet, ones from 580 to 1,500 square feet, and twos from 940 to 955 square feet.

Project representatives including Betula Lenta CEO David Park will present development plans to the neighborhood council committee on Tuesday with a possible vote to follow, according to this week’s agenda.
