108-Unit Pico-Robertson Project Plans Near Approvals

The Los Angeles Planning Commission on Thursday will vote on plans by developer Concord Capital Partners for a six-story, 108-unit mixed-use apartment project in the Pico-Robertson neighborhood, the commission’s consent calendar this week shows.

Planning staff reviewing the project, which was proposed last year, recommend the city give approvals, including for requests for a three-story height increase and 50-percent density bonus, planning documents show.

If it is approved, the community will feature five levels of apartments over about 3,250 square feet of ground-floor retail space and a two-level underground garage holding most of the development’s 134 parking spaces. It would replace a car wash, food stand, and two-story office building at the project site of 9500 – 9530 W. Pico Boulevard, which occupies an entire block on Pico Boulevard between Beverly Drive to the east and Reeves Street to the west.

A Beverly Hills-based real estate investment and development firm, Concord Capital Partners is joined on the project by Abramson Architects and landscape architect Courtland Studio, according to application documents.

The developer would reserve 13 apartments for very low-income households, plans show.

Designs call for 35 studio apartments, 51 one-bedrooms, 16 two-bedrooms, and six three-bedrooms. The project would provide about 12,600 square feet of open space including an outdoor plaza at the intersection of Pico and Beverly, along with residential amenities such as a fitness center, lounge, co-working space, and rooftop pool deck.

Plans also call for space for 91 bicycles.
