16-Unit Project Proposed In Faircrest Heights

The project is within two blocks of three other multifamily projects further along in predevelopment

A local developer has plans for a 16-unit multifamily project in the Faircrest Heights neighborhood at 1537 S. Hayworth Ave., according to an agenda for the P.I.C.O. Neighborhood Council Land-Use Committee’s Thursday meeting. The project site owner, Hayworth Building LLC, is registered to the Los Angeles address of company Gold Textiles Inc and lists David Neman and Dan Daneshrad as managers.

Project plans are for a Tier-3 project under the city’s transit-oriented communities program to replace an existing single-family residence at the 6,881-square-foot project site. The Hayworth Avenue project would rise four stories to a maximum height of 46 feet and contain one studio, eight one-bedrooms, and seven two-bedrooms with a 70-percent TOC Tier-3 density bonus. The project’s four levels of residential units would be over one subterranean level of automobile parking with 13 spaces. The Faircrest Heights development would also have 18 bicycle spaces and 1,289 square feet of open space.

The newly proposed project is planned for near a trio of others within two blocks that have recently received city approvals. Developer The Ketter Group received approvals for a 58-unit project at 1500 S. Hi Point St., just down the road from where an affiliate of TOV Equities also received planning department approvals, for a 20-unit project. Nearby, The Ketter Group also secured approvals late last year for a six-story project at 1550 S. Fairfax Ave.

The latest project pitched for the area will be presented Thursday evening by Jacques Mashihi, an architect with West Pacifica Design Construction Inc., according to the neighborhood council’s meeting agenda. The presentation is scheduled for 8:15 p.m. and will be followed by a land-use committee discussion and possible vote, the agenda shows.

Hayworth Building LLC recently acquired the project site and existing single-family property at 1537 S. Hayworth Ave. for $1.3 million, according to a transaction recorded with the county in March.
