Revised Studio City Senior Housing Plans Call For More Units

Plans for townhomes as part of the Studio City project have given way to a proposal for dozens more independent-living units

The Studio City Neighborhood Council‘s land-use committee Wednesday evening will review plans by SRM Development for a greater number of units as part of its proposed project on Colfax Avenue and Ventura Boulevard, according to the neighborhood group’s meeting agenda for this week.

Plans now call for a total of 206 assisted-living and independent-living units at the northeastern corner of the intersection of Colfax Avenue and Ventura Boulevard rather than the 170 units originally proposed for the 2.31-acre project site. The latest designs also entail an increase in overall floor area from about 177,000 square feet to 200,000 square feet and parking from 118 spaces to 150 spaces, as well as a reduction in main building height from five to four stories.

Four commercial buildings at the project site, including offices, a recording studio, retail, and other uses at 11611 – 11695 Ventura Boulevard and 4010 – 4028 Colfax Avenue, would be demolished to make way for the proposed development.

Designed by Urbal Architecture, Spokane, Washington-based SRM Development’s plan includes a roughly 60-foot-tall main building at the northwestern corner of the project site holding 129 senior assisted- and independent-living units and 25 memory care guest rooms. It also now includes a two- to three-story, 62-unit independent-living building at the eastern portion of the project site instead of the originally planned 16 townhomes.

The project would provide its 150 parking spaces in a proposed underground parking garage now planned to continue under the eastern portion of the property.

SRM is in escrow to acquire the project site from affiliates of Beitler Commercial Realty Services, according to application documents.
