Silver Lake Apartment Development Planned

The new owner of an empty lot in Silver Lake has plans to develop a five-story, 14-unit apartment project, according to plans filed this month with the city of Los Angeles.

The proposed development is being led by Kamyar Lashgari and would take shape at 970 N. Hoover Street, an approximately 6,000-square-foot lot south of Santa Monica Boulevard and about a half-mile east of the Vermont/Santa Monica Metro station, plans show.

The developer is seeking Tier-3 project approvals under the city’s Transit Oriented Communities Incentive Program, including a six-unit, or roughly 70-percent, density bonus and an 11-foot, one-story height increase for a planned maximum height of about 56 feet. Two apartments would be reserved for extremely low-income households in accordance with the TOC program, plans show.

The proposed project would hold 10 studio apartments and four one-bedrooms and offer 1,420 square feet of open space, including a 970-square-foot roof deck.

The project would also provide ground-floor parking for seven automobiles and space for 16 bicycles.

County property records and planning documents show that an entity managed by Lashgari acquired the project site in July for about $575,000.

Designs for the proposed development are being led by project architect Archeon Group, according to planning documents.
