A developer has filed plans to build a three-story, 22-unit mixed-use project at 4221 Huntington Drive in Northeast Los Angeles, according to a planning case opened by the city this week. The project applicant is listed as Brian Martin of 4215 Huntington Drive North LLC, which also owns the site.
Located near the edges of the Lincoln Heights neighborhood, the project site is made up of two vacant infill lots totaling about 8,300 square feet. Plans call for 16,215 square feet of new construction, including a 514-square-foot ground-floor commercial unit that could serve as a small corner market.
“All neighbors who were surveyed expressed positive comments towards the possibility of a small organic produce market or a cafe at the project site,” the development team wrote in application filings.
Named Huntington Apartments, the development would contain 14 one-bedrooms and eight studios ranging from about 410 square feet to 550 square feet. It would also have a 13 parking spaces in a basement level, as well as 22 bicycle spaces, plans show.
The developer is requesting a conditional use permit for a 100-percent density bonus, as the project’s base density is 11 units, according to project application materials. Four of the units would be reserved for very low income households.
The vacant project site was purchased for $550,000, according to a transaction recorded with the county in late 2019.
Martin is joined on the development by project representative David Gonzalez Rojas, who is also the project architect.
