27-Unit Palms Proposal Moves Forward

The Palms plans call for replacing a duplex and a single-family dwelling

The Los Angeles City Planning Commission last month approved plans by Kalnel Gardens LLC for a five-story, 27-unit apartment development in Palms, according to a determination letter issued by the city this month.

The proposed project is slated to rise at 3730 – 3736 Kelton Avenue and replace a single-family home and duplex. Approvals given by the planning commission include a conditional use permit for an approximately 100-percent density bonus, as well as a waiver of development standards to allow a maximum height of 56 feet in lieu of the otherwise allowed 45 feet, this month’s determination letter shows.

Plans call for 12 one-bedroom apartments and 15 two-bedrooms in a 26,706-square-foot development, with five units reserved for very low-income households. The project will also consist of roughly 2,700 square feet of open space in the form of landscaped rooftop decks and private balconies, among other features.

Designs for the proposed Palms project, which is named Kelton Apartments, are being led by project architect Mika Design Group.

The planned development will provide 19 automobile parking spaces in an underground parking garage and space for 37 bicycles.
