49-Unit ‘Denny Apartments’ Pitched For Burbank Boulevard In North Hollywood

The owner of properties at the northwestern corner of Burbank Boulevard and Denny Avenue in North Hollywood has plans to develop a five-story, 49-unit multifamily project named Denny Apartments, according to a planning case opened by the city last week.

The applicant and owner behind the proposal is MLBT Enterprises, a company led by Larisa Bolotsky, state business filings show. Bolotsky is joined by project representative Heather Lee of full-service real estate firm The Ketter Group, according to planning documents.

The project would rise at 10735 and 10745 Burbank Blvd., replacing commercial offices with about 34,000 square feet of new construction, plans show. The developer would set aside five units for very low-income households and is requesting two on-menu incentives: a rear-yard setback reduction from 17 to just under 14 feet and a floor-area ratio increase from 1.5: 1 to 2.025: 1.

The North Hollywood development would also include 2,300 square feet of commercial space, according to the new planning case.

Designs on file with the city of Los Angeles also show plans for amenities including a pet-washing station, a roughly 1,000-square-foot recreation room, and about 2,000 square feet of roof-deck space.
