The Los Angeles planning department has approved plans for a seven-story, 62-unit multifamily development just southwest of the Vermont/Sunset Metro station, according to a determination letter posted last month by the city.

The Little Armenia plans are being led by 1423 New Hampshire JV LLC, a company managed by PAX Urban Partners principal Joel Spolin, and call for an approximately 100-foot-tall, 60,000-square-foot apartment building at 1419 – 1423 N. New Hampshire Avenue. The project will replace a single-family home and duplex at the development site, which was acquired by the project applicant in a pair of transactions last year and in 2019 for a combined total of $5 million, county property records show.
Approvals allow for Tier-4 project incentives through the city’s transit-oriented communities program, including an 80-percent density bonus, a 25-percent reduction in required open space, and an eliminated parking requirement. In accordance with the TOC program, the developer will reserve seven apartments for extremely low-income households, according to application documents.
In all, plans call for 33 studio apartments, 28 three-bedrooms, and one four-bedroom, along with about 6,300 square feet of open space consisting of a recreation room, a sky deck, and other features. The project will provide six parking spaces.
Designs for the North New Hampshire Avenue plans are being led by Long Beach-based firm Next Architecture.
