Led by national senior housing developer South Bay Partners, the project would replace 112 units at the approximately 100,000-square-foot site, which is owned by a variety of entities. In their place would go 71 independent living units, 75 assisted living units, and 46 memory care guest rooms in a new 241,754-square-foot building ranging from three to six stories.

Along with its residential portion, The Bellwood would feature roughly 50,000 square feet of indoor common space, including an indoor pool and spa, fitness center, common dining rooms, activity rooms, beauty parlor, and a theater room. Plans also call for about 14,630 square feet of common open space, as well as 140 parking spaces in two subterranean levels.

Based in Dallas, South Bay Partners is joined on The Bellwood project by VTBS Architects as well as land use and public policy consulting company Rosenheim & Associates. The Texas-based developer has developed more than 10,000 senior housing units, according to its website.

Following neighborhood review, the project will seek approvals for a Eldercare Facility Unified Permit from the city of Los Angeles. It was first proposed in late 2018, according to application materials submitted at the time.
