Palmer Building Hotel Conversion Project Plans Take Step Forward

Plans for the Hollywood Boulevard building have shrunk since they were originally proposed in 2020

The city of Los Angeles has published an initial study on plans by Artist Guild Hotels to convert the 100-year-old Palmer Building on Hollywood Boulevard into a 57-room hotel.

The latest plans detailed this month call for a smaller hotel project than did the project applicant’s original proposal, which came in 2020 and called for a 10-story, 87-key hotel development. Now, Artist Guild Hotels wants to keep the building the same number of stories, adding hotel rooms on floors two through four and 835 square feet of new floor area on the rooftop level to hold a restroom, bar, and prep kitchen, plans show.

This month’s study lists an anticipated construction timeline of 14 months for the Hollywood adaptive reuse project.

The project architect is listed as Dallas-based Hilda Rodriquez, Architecture/Planning/Interiors, LLC.

The building was first developed by Palmer Building Corporation in the early 1920s. GH Hollywood Investors LLC, an affiliate of Artist Guild Hotels, is listed as the project applicant and the long-term lessee of the property, which is now owned by Palmer Building Associates LLC, according to planning documents.

The hotel project would have up to 11,591 square feet of restaurant and lounge uses, plans show. Its rooftop would hold a restaurant, pool, bar, and sunning area. In addition, its basement level would include a flexible-use space that would function as both a bar and a recording or visual arts studio, plans show. Above, the building’s ground level would contain the hotel’s lobby and reception area, a main lobby bar, a wine bar, a coffee shop, a lounge, and a demonstration kitchen.

Vehicular access would be given from Cosmo Street, with parking provided through a valet system. Additional pedestrian access would be available to the north, from Hollywood Boulevard.
