Planned 51-Unit Northridge Project Receives Approvals

The Los Angeles planning department has approved plans for a five-story, 51-unit multifamily project to replace a small commercial building on Reseda Boulevard in Northridge, according to a determination letter posted by the city of Los Angeles this month.

The apartment project will rise in place of a 7,320-square-foot building at 8940 Reseda Blvd. and is being led by applicant and property owner Uzi Levy, according to planning documents. The project developer is joined on the planned development by GA Engineering, which is leading designs.

Approvals granted this month allow for Tier-2 project incentives under the city’s transit-oriented communities program, including a 60-percent density bonus and an 11-foot height increase to a maximum of 56 feet, according to the determination letter. Five apartments will be set aside for extremely low-income households, per the TOC program.

Plans call for three studio apartments, 18 one-bedrooms, and 30 two-bedrooms over two levels of parking holding 63 automobile spaces. The project will also provide about 6,100 square feet of open space consisting of private balconies, two courtyards, a deck, and gym and community spaces, along with 51 long-term bicycle spaces in a ground-floor bicycle room.

The existing property on Reseda Boulevard was acquired by a company managed by Levy in 2015 for about $2.15 million, according to county property records.
