[Renderings] Brookfield Properties Plans 34-Story Apartment Tower In Bunker Hill

Brookfield Properties has plans to develop a 34-story, 366-unit apartment tower in Bunker Hill, according to project plans filed with the city of Los Angeles last month.

The development would rise at 333 South Hope Street from a roughly 4.2-acre parcel that already holds the 55-story Bank of America Plaza office building. Named Residences at 333 South Hope Street, the new tower would take shape at the southernmost point of the site, which as a whole is owned by Brookfield and bordered by Hope Street to the southeast, 4th Street to the southwest, Flower Street to the northwest, and 3rd Street to the northeast.

Plans show the Downtown Los Angeles project has a currently anticipated 32-month construction timeline finishing up in 2026 and that it is being designed by Large Architecture, with landscape architect RELM also involved.

“The Project would be designed to complement the surrounding architecture while contributing a unique building to the rich urban fabric and skyline of the Bunker Hill neighborhood, which is characterized by an eclectic mix of buildings and architectural styles,” the project team, which also involves project representative Sheppard Mullin, writes in application documents.

Reaching a maximum height of about 420 feet, the development would hold 76 studio apartments, 222 one-bedrooms, and 68 two-bedrooms, as well as a small ground-floor cafe. The new project would also offer an approximately 5,100-square-foot pedestrian plaza and about 28,000 square feet of common open space, including amenities such as a second-level workspace and lounge area, a third-level fitness area and pool deck, and an open-air rooftop deck.

The project would provide 187 parking spaces (and 187 bicycle spaces) in an existing underground parking structure underlying much of the project site, including the office tower.

The site’s approximately 1.3 million-square-foot Bank of America Plaza office building was built in 1974.
