San Pedro Office Building Conversion Plan Gets Green Light

The Steinberg Hart-designed plan calls for 228 units and about 15,000 square feet of ground-floor commercial space

The Los Angeles planning department has approved a plan by real estate investment company Harbor Associates to convert a 12-story office building and seven-story parking garage in San Pedro at 222 W. 6th Street into a 228-unit mixed-use apartment development, according to a determination letter posted by the city last week.

The new community will take shape at the northwestern corner of the intersection of South Palos Verdes Street and West 6th Street. An affiliate of Long Beach-based Harbor Associates acquired the 1.65-acre property for about $36 million in 2019, county property records show.

Designed by architecture firm Steinberg Hart, plans call for the site’s existing 167-foot-tall office building to hold 38 studio apartments with an average size of 461 square feet, 131 one-bedrooms at an average size of 706 square feet, and 59 two-bedrooms with an average size of 1,020 square feet. The building will also offer about 27,000 square feet of open space that includes a rooftop pool, plans show.

The buildings will combine to include about 15,000 square feet of ground-floor commercial space.

The project as a whole will provide roughly 650 automobile parking spaces between the existing seven-story garage building and a shared subterranean parking level.
