A property owner has filed plans to construct a seven-story multifamily project on a vacant lot at 1255 S. La Cienega Blvd., according to a Los Angeles planning case opened by the city earlier this month. The applicant and owner behind the proposed project is David Javdan of Springlife LLC, plans show.
The project would rise on a roughly 7,600-square-foot lot in the Pico-Robertson neighborhood in the form of a 26,077-square-foot, roughly 78-foot-tall residential building, according to planning documents. Above about 1,275 square feet of new medical office space, it would hold 15 one-bedrooms, 10 two-bedrooms, and five three-bedrooms, with three units reserved for extremely low-income households.
The project developer is requesting Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program available because of its affordable component and location near public transit. Requested incentives include a 57-percent density bonus on top of the 19 units allowed otherwise.
The architect for the project is listed in application materials as Babak Bardi Chaharmahali of California Development and Design, with Jila Kohan shown as the project representative.
Plans for the Pico-Robertson project also call for about 3,200 square feet of open space, including rooftop common areas. It would also provide 31 residential automobile parking spaces and four stalls for the proposed commercial space, according to planning documents.
