The Los Angeles City Planning Commission last month approved plans by developer RYDA for a seven-story, 86-unit mixed-use development in the Silver Lake neighborhood, according to a determination letter posted by the city.
Designed by project architect MVE + Partners, the planned development will replace an auto shop and surface parking lot at 3209 – 3227 W. Sunset Boulevard with an approximately 85,000-square-foot building holding 14 studio residential units, 49 one-bedrooms, and 23 two-bedrooms, according to the latest plans.
Approvals given by the planning commission include a 50-percent density bonus for a commitment to reserve 10 units for very low-income households.
The project will provide 69 automobile parking spaces in an at-grade parking garage.
Plans also call for about 8,000 square feet of commercial space, including retail, restaurant, and office uses.
Planned amenities include co-working rooms, a fitness room, a lounge area, and a roof deck. In all, the community will offer about 7,000 square feet of open space, including 3,930 square feet of roof terraces and 1,350 square feet of private balconies and decks.
Also involved in designs for the Silver Lake plans is landscape architect Gaudet Design Group.
