Westlake Project Receives Approvals

The Los Angeles planning department has given approvals to plans by developer Bond Companies for a six-story, 46-unit multifamily project in the Westlake neighborhood, according to a determination letter posted by the city last month.

The project will rise at 1411 – 1415 Court St., replacing a fourplex, duplex, and single-family residence with a new 37,584-square-foot apartment building holding a mix of one-bedrooms through four-bedrooms. It is being designed by Michigan-based architecture and engineering firm Harley Ellis Devereaux, with landscape architect SQLA also involved, plans show.

Approvals given last week allow for Tier-1 project incentives under the city’s Transit Oriented Communities Incentive Program, including a density bonus of 13 apartments on top of the otherwise allowed 33 units and an 11-foot height increase to a 86 feet. Per TOC requirements, the developer will limit seven units to below-market-rate rents: two for extremely low-income households, four for very low-income households, and one for a low-income household.

Plans call for 48 automobile parking spaces in a single-level underground garage, along with 44 bicycle spaces.

The project will also include almost 6,000 square feet of usable open space, including a 4,063-square-foot roof deck and a 709-square-foot recreation room.

The Court Street community will contain 22 one-bedrooms ranging from 367 to 522 square feet, nine two-bedrooms ranging from 618 to 760 square feet, five 1,109-square-foot three-bedrooms, and 10 four-bedrooms ranging from 1,099 to 1,422 square feet.

Joined on the Westlake development by project representative Justin Manalo of Burnham Nationwide, Bond Companies was founded in 1987 and has offices in Los Angeles and Chicago, according to its website. Its list of other projects include Inspire Hollywood, a 200-unit project scheduled to open next year.
