332-Unit Van Nuys Plans To Go Before Neighborhood Council

Plans call for a mix of studios, ones, and twos, including 37 apartments reserved for extremely low-income households

The Van Nuys Neighborhood Council‘s planning committee Thursday evening will discuss and possibly vote on plans by Alliant Strategic Development for a six-story, 332-unit mixed-use apartment project on Van Nuys Boulevard, according to its agenda.

The project would rise at 7050 – 7068 Van Nuys Boulevard and 14431 Vose Street, replacing about 20,000 square feet of commercial space at the northeastern corner of the intersection with a new, roughly 63-foot-tall, 300,000-square-foot development holding 94 studio apartments, 155 one-bedrooms, and 83 two-bedrooms. The new structure would also contain about 4,100 square feet of commercial space, the neighborhood council’s agenda shows.

Alliant is seeking Tier-4 project incentives under the city’s Transit Oriented Communities Incentive Program, including an 80-percent density bonus and a three-story height increase above the 30-foot-tall building otherwise allowed. It would reserve 37 apartments for extremely low-income households in accordance with the TOC program, plans show.

AC Martin‘s Togawa Smith Martin office in Los Angeles and landscape architect TGP are leading designs for the planned Van Nuys community, which is named Van Nuys Vose in planning materials.

Plans also call for 25,000 square feet of common open space and 9,800 square feet of private open space. Amenities would include a roof deck, courtyard, pool deck, and gazebos.

The project would provide 175 automobile parking spaces and space for 174 bicycles.

“The Vose Apartments offer access to a vibrant community filled with everything from retail stores, groceries and necessities, as well as a medical center, post office and other amenities all within walking distance, as well as easy access to transportation, making it a perfect location for workers, commuters and their families,” Alliant Strategic Development co-founder and CEO Eddie Lorin said in a statement provided to What Now Los Angeles in July.

Also going before the Van Nuys Neighborhood Council Thursday evening is a new plan for a 54-unit mixed-use project on Sepulveda Boulevard.
