40-Unit Hollywood Hills Project Moves Forward

A proposed three-story, 40-unit project along the Hollywood Freeway in Hollywood Hills is moving forward with approvals from the city, according to a letter of determination filed earlier this month. The project applicant is listed as 3077 Cahuenga Blvd LLC, which state filings show is registered to Cerritos-based company Oak Tree Financial and Kiran Patel.

The project is slated for 3065 – 3081 Cahuenga Blvd. W., which currently holds an auto repair shop that will be replaced by a new 35,835-square-foot, 51-foot-tall residential building and a 21,754-square-foot parking garage.

A version of the project was originally proposed in 2016. Compared to earlier designs, current plans, according to application materials, include an “increased use of stucco and composite wood panels on the facade, and elimination of glass panels to provide articulation and impart a modern, well-designed residential apartment building.”

A determination letter for the project had been issued late last year following the Los Angeles Planning Commission awarding approvals to the project, but a letter of correction and corrected determination letter were filed this year to reflect accurate open space figures.

Plans call for 32 studios at an average size of 505 square feet and eight one-bedrooms at an average size of 640 square feet, with four units set aside for very low-income households. The project will also include amenities such as a pool, gym, library, and home theater, among other features, and 51 automobile parking spaces and 44 bicycle spaces.

The architect for the development is Alajajian-Marcoosi Architects, with Courtland Studio shown as the landscape architect.

The project applicant acquired the project site for $2.55 million, according to a transaction recorded with the county in 2015.
