MacArthur Park Mixed-Use Apartment Plans Get Green Light

The Los Angeles planning department has approved plans for a seven-story, 55-unit mixed-use apartment building to rise in the MacArthur Park area, according to a determination letter posted by the city this month.

The proposed development will replace three one-story commercial buildings at the southwestern corner of the intersection of West 7th Street and South Rampart Boulevard with a new building holding 10 studio apartments, 20 one-bedrooms, and 25 two-bedrooms above approximately 3,200 square feet of commercial space, plans show.

Plans are being led by applicant and site owner Roussin Capital Group and designed by KSK Design, according to application documents. Designs call for five residential levels above one level of parking, one level of parking and commercial space, and one level of subterranean parking. In all, the project will provide 47 automobile parking spaces and 57 bicycle spaces.

Approvals granted this month allow for Tier-3 project incentives under the city’s transit-oriented communities program, including a 23-unit, or 70-percent, density bonus and an up to 25-percent decrease in required open space. The developer will reserve six apartments for extremely low-income households in accordance with the TOC program, plans show.

Plans also call for 4,630 square feet of open space for residents, including amenities such as a roof-deck common area and a 600-square-foot fitness area.
