Proposed Koreatown Office-Into-Hotel Conversion Now Being Pitched For Multi-Restaurant, Karaoke Use

Plans call for two restaurants, one with a rooftop patio, and a massive karaoke studio.

When Moo Han Bae acquired a four-story office building in Koreatown in 2016, the businessman and Korean-American philanthropist was planning to turn the building into a 45-room hotel.

Fast-forward three years later and now Bae and his team are proposing two restaurants and a massive karaoke studio for the office building instead.

Bae on Thursday met with the Wilshire Center-Koreatown Neighborhood Council’s Planning, Land Use, Housing, and Transportation Committee to discuss the plans.

The four-story building, at 3434 West 6th Street, would keep some of its existing office space and convert the remaining 16,715 square feet into the hospitality concepts including a rooftop patio.

Across the two restaurants and karaoke studio would be seating for 418 inside and an additional 58 outside, according to the plans.

The yet-to-be-named businesses would be open from 11 a.m. to 4 a.m. daily.

Bae is currently seeking several Conditional Use permits from the City of Los Angeles for the project including for the sale of alcohol on-site, live entertainment, and a variance to allow for a parking lease for off-site parking spaces rather than the code-required parking covenant.

News of the planned facility arrives on the heels of a forthcoming two-story karaoke compound only 0.7 miles away, at 3900 6th Street.
