San Diego-based developer Fairfield Residential has plans for a 362-unit mixed-use project at the northern edges of Los Angeles’ Westchester neighborhood, according to a new planning case opened by the city this week.

The project would rise on a 2.2-acre area bordered by Arizona Avenue to the west, Centinela Avenue to the north, and Sepulveda Boulevard to the east. The development site includes Dinah’s Family Restaurant, which is where parts of movies The Big Lebowski and others were filmed, and also holds a multi-tenant strip mall and multi-tenant industrial building.

Project plans call for the latter two structures to be demolished and for the restaurant building to be incorporated into an eight-story multifamily project designed by San Diego-based architecture firm Carrier Johnson + Culture. An additional 3,700 square feet of restaurant space facing Sepulveda Boulevard would be added as well.

Named Sepulveda & Centinela, the project would hold 126 studios, 110 one-bedrooms, and 126 two-bedrooms over four levels of parking (one underground, one at-grade, and two above-grade) with 520 automobile spaces. It would also provide 182 bicycle spaces.

Fairfield Residential is seeking conditional use approvals for a 50-percent density bonus, among other requests, plans show.

The developer would set aside 41 units for very low-income households.

Residential amenities would include a dog care center, open-air landscaped courtyard and swimming pool, fitness center, and roof deck.
