Six-Story Westwood Apartment Project Moves Forward

Tier-3 TOC approvals for the project include a 22-foot height increase to about 67 feet

The Los Angeles planning department has granted project approvals for a six-story, 14-unit multifamily project planned for 1633 – 1635 Camden Avenue in the Westwood neighborhood, according to a determination letter filed earlier this month. The project was proposed by 1633 Camden Holdings LLC, an entity tied to Dr. Siavash Showghi.

A demolition permit was filed in 2019 for three units at the now-vacant, roughly 7,000-square-foot project site, according to project plans. In their place will rise a new 67-foot-tall, 15,670-square-foot residential building over one subterranean parking structure with 15 spaces.

The development proposal, which includes three affordable units, was approved for Tier-3 project incentives under the city’s Transit Oriented Communities Incentives Program. It moves forward with a 57-percent density increase, 25-percent open space reduction, and 22-foot height increase (to 67 feet), among other TOC incentives, according to the determination letter.

The below market rate units will be set aside for one extremely low-income household, one very low-income household, and one low-income household, plans show.

The architect and project representative is listed as Los Angeles-based Majid Nael Building Design.
