The Los Angeles Planning Commission on Thursday will review plans for a four-story, 100-unit mixed-use apartment project along South Pacific Avenue in San Pedro, according to its meeting agenda.
The proposed project would rise at 2111 – 2139 S. Pacific Ave. and is being led by real estate investment company Square One Residential. It would replace a 1,490-square-foot bar named The Spot and a parking lot with a 78,000-square-foot multifamily building with 1,800 square feet of retail space.
The developer is requesting approvals for a 46-percent increase in unit count and two-story height increase as part of state density bonus law. It would reserve 11 units for very low-income households.
The project has elicited some opposition over its planned density from neighbors who argue that the city should consider at most a 35-percent density bonus.
Plans call for 19 studio loft apartments, 24 regular studios, 36 one-bedrooms, and 21 two-bedrooms. Apartments would be over two 900-square-foot retail spaces at the corners of 21st Street and 22nd Street and two levels of underground parking with 84 automobile spaces.
The San Pedro development would also hold space for 127 bicycles and feature amenities including open-air landscaped courtyards at the second level and rooftop decks.
The project design is being led by project architect The Ketter Group and landscape architect Paul Lewis & Associates, according to planning documents
The approximately 25,000-square-foot project site was acquired by affiliates of Square One Residential in transactions in 2018 and 2019 for about $3.2 million, according to county property records.
