Pico-Union plans call for a 60-unit apartment development

The Pico Union Neighborhood Council Monday evening will review plans by developer Orion Capital for a six-story, 60-unit apartment project just south of West Olympic Boulevard, according to its meeting agenda for this week.

The proposed development would rise at 1031 – 1043 Dewey Avenue, an approximately 0.4-acre site formerly holding five single-family buildings demolished within the last two years. Designs by project architect JPark Architects filed earlier this year call for five levels of residential units above one at-grade level of parking and one subterranean level of parking in an approximately 57,000-square-foot, 70-foot-tall building, plans show.

Orion Capital’s Henry Fan will present plans for the project to Pico Union Neighborhood Council members during the neighborhood group’s Monday meeting, the agenda shows.

The developer is requesting Tier-3 project incentives through the city’s transit-oriented communities program, such as a 15-unit density bonus. Six apartments would be set aside for extremely low-income households in accordance with the TOC program, according to planning documents.

Pico-Union project plans call for 32 one-bedrooms, eight two-bedrooms, 19 three-bedrooms, and one four-bedroom, along with more than 6,000 square feet of common open space, 78 automobile parking spaces, and 56 bicycle spaces.
